Cove Valley – Terms & Conditions
General
This is a legally binding contract between the property owner, Cove Valley Limited (“we”, “us”) and the holidaymaker (“you”).
The holidaymaker is the person who makes the booking and is responsible for ensuring all members of their party accept and adhere to these Terms & Conditions.
These terms apply to all properties at Cove Down Farm, Cove, Tiverton, Devon, EX16 7RU, United Kingdom.
Acceptance of Terms
By making a booking with Cove Valley, you confirm that:
You have read and understood these Terms & Conditions
You agree to be bound by them
You accept responsibility for all members of your party
This includes all guidance relating to safety, use of facilities, and the natural environment.
Bookings
Bookings are accepted from persons aged 21 and over. We reserve the right to refuse a booking without giving reason.
You will receive a confirmation email after booking. Please check details carefully and notify us of any errors within 7 days or before arrival.
Payments
A 30% deposit is required for bookings more than 35 days in advance. Bookings within 35 days must be paid in full.
The remaining balance is due 35 days before arrival. Failure to pay may result in cancellation and loss of deposit.
Cancellation by the Holidaymaker
More than 5 weeks: full refund or credit note
5 weeks to 14 days: 70% refund
14 days or less: no refund unless dates are rebooked
We recommend travel insurance.
Date Changes
Date changes may be offered at our discretion if requested more than 4 weeks prior to arrival.
Cancellation by Cove Valley
If we must cancel your booking, we will attempt to offer alternative accommodation or provide a full refund. No additional compensation will be paid.
Force Majeure
We are not liable for events beyond our control including extreme weather, natural disasters, pandemics, or similar events.
Occupancy
Maximum occupancy is 2 adults, plus either one infant (under 1) or one child (aged 7+).
Only those named on the booking may stay.
Children
Cove Valley is a natural, rural environment and is not designed to be child-proof. The site includes uneven ground, fire, hot surfaces, water, and animals.
We do not usually accommodate children aged 1–7.
Where children are present:
They must be supervised at all times
Guests accept full responsibility for their safety
Extra care must be taken around fire, heat, and elevated areas
Pets
Pets are not permitted.
Arrival & Departure
Check-in from 15:30
Check-out by 10:30
Use of Facilities & Safety
General
Guests agree to use all facilities, including the sauna, wood-fired bath, fire pits, and surrounding environment, responsibly and at their own risk.
All safety guidance provided via email, signage, and in the cabin must be followed.
Wood-Fired Bath
Operates at high temperatures and involves fire
Water level and temperature must be checked before lighting or entering
The fire must never be left unattended
Only materials provided may be used
Children must be supervised at all times
Sauna
Operates at high temperatures with live-fire heating
Sessions should be limited to 15–20 minutes
Guests must stay hydrated and exit if unwell
Must not be used under the influence of alcohol or with unsafe medical conditions
Children must be supervised
Fire & Outdoor Living
Fires must be used responsibly and never left unattended
Fireworks and sky lanterns are not permitted
Environment & Animals
Guests must respect the natural setting:
Do not approach or feed animals
Follow countryside code principles
Leave no trace
Acknowledgement & Responsibility
By staying at Cove Valley and using any facilities, you acknowledge that:
These activities involve inherent risks
You have read and understood the guidance provided
You agree to use all facilities responsibly
You accept responsibility for your own safety and that of your party, including children
You understand that failure to follow guidance may result in injury or damage for which you are responsible
Liability
Nothing in these terms excludes or limits liability for death or personal injury caused by negligence.
Guests are responsible for their own safety and for following all guidance provided.
We are not responsible for loss or damage to personal belongings.
Damages & Cleaning
We reserve the right to charge for damage, misuse, or excessive cleaning.
Behaviour & Site Rules
Quiet hours after 9pm (no noise after 11pm)
No amplified music
Respect other guests and the environment
We may terminate a stay without refund if behaviour is unacceptable.
Smoking
No smoking inside cabins. £400 fee applies for breaches.
Complaints
Issues must be reported immediately during your stay.
Privacy
Guest data is handled in accordance with data protection laws.
Law
These Terms are governed by English law.
